Absolutely! Those who have decided to buy a lake house at Smith Mountain Lake are usually not disappointed. Smith Mountain Lake residents enjoy all the activities the lake has to offer. Also, waterfront homes are typically more valuable and have the potential for greater appreciation than off-water homes. When markets drop, waterfront homes tend to keep more of their value.
What is the difference between waterfront properites and lake access properties?
Homes and lots with lake access don’t have a property line bordering the lake but are part of a community that allows you to access the lake. This could include a boat dock, deeded boat slip or a community area. Water access gives everyone living in the area, (but not outside) the opportunity to use the lake. Water access homes are priced lower than waterfront homes.
What are some factors impacting the value of waterfront property at Smith Mountain Lake?
While we are looking at homes together, I would advise you to not only look at the home, but carefully consider other aspects of the property. Consider the view as well as the location of the home- is it on the main channel or a quiet cove? How big is the lot? What is the slope of the lot? How much shoreline? What is the water depth and quality? Are there unique features, such as a beach? All of these factors will impact the value of waterfront property.
